Commercial Rent Arrears Recovery

Statutory recovery of unpaid commercial rent under CRAR, handled end to end by certificated enforcement agents.

Commercial rent is recovered and enforced strictly under the rules set out in the Commercial Rent Arrears Recovery procedure (CRAR), contained within the Tribunals, Courts and Enforcement Act 2007. We have the experience and skills to deal with every type of instruction that comes our way.

The Act was passed in 2007 but did not come into force until April 2014, when the new regulations were implemented across the whole enforcement industry. From 6 April 2014 the common law remedy of distraint, or distress for rent, was abolished and replaced by CRAR. That means the correct notices and the correct sequence matter more than ever.

Our certificated agents manage the full process, from the notice of enforcement through to attendance, the taking of a controlled goods agreement, and removal and sale where the arrears remain unsettled. Every step is documented.

What you get

  • Statutory CRAR notices served correctly and on time
  • Certificated enforcement agents appointed to every case
  • Attendance arranged around your tenant and your premises
  • Controlled goods agreements, removal and sale where required
  • Full written report and photographic record at every stage
